The works comprised of demolition of the rear elevation brick wall; crack repairs to brickwork, roof repairs, external redecoration and repairs.
Due to the structural issues with the building an existing scaffold had been erected by a previous contractor as a support system. A scaffold design was required that allowed for us to erect our scaffold around the existing system and working closely with a structural engineer to provide temporary support to all the existing floors to the rear of the property, then once fully erected we were required to strike the old scaffold.
Once access and temporary support were completed we proceeded to demolish the entire external wall of the rear elevation down to lower ground floor including removal of all existing windows. All residents had been relocated from the property, the kitchens and all associated plumbing were removed and stripped out completely and in the basement flat all floorboards were removed to allow for the temporary support to be propped from the substrate. Internal partitions and ceilings were cut back and left for decoration.
The rear wall was then rebuilt in brickwork with block cavity to suit the existing wall thickness, both skins of the new brickwork was to be fully bonded and new lintels to be installed over the new windows. Again closely working with structural engineers to ensure all works were carried out to ensure full compliance with building regulations. Once completed a full redecoration of the basement flat was carried out along with the reinstatement of floor boards.
Finally, full external redecorations and repairs were carried out to the property and the restoration completed.
